Having an attic is a chance, and yet often the space is undeveloped or used as storage. While in the attic, you could take advantage of additional space, either to optimize storage space or create new living spaces. The task seems insurmountable? There are certainly some checks and work to do, but the game is worth the effort. A converted attic is as much area gained!
Organize storage space in the attic
You may already be using your attic to store bulky items or things you use little. In cartons, trunks or bags, your belongings take dust and moisture and often end up being forgotten there … Why not create real storage? You will gain storage capacity and keep your clothes and items in better condition.
You do not need to get into complicated work, but you have to take into account the space constraints: reduced height, structural elements, chimneys, sub-slopes … Simple shelves can do the trick, they can even be stairs or made to measure to follow the slope of the roof. Also think of dressers with deep drawers, low cabinets and stackable crates convenient for storing children’s toys or sporting goods.
Put a dressing room in your attic
Are your lofts mainly for seasonal clothing, ski gear or your shoe collection? Why not recreate a real dressing room? It’s ideal for storing your things in an organized way and finding them in the blink of an eye when you need them, ironed or folded and not crumpled at the bottom of a carton! Only condition to accommodate a dressing room, the attic must be well ventilated and have a lighting point.
To create your dressing room you can start from standard elements: wardrobes, wardrobes, drawers. Under a sub-slope, take advantage of the depth and adjust the height of the elements to optimize the space available. In an attic it is not essential that the dressing is closed, especially that unless you opt for sliding doors, you will not necessarily have room for opening the doors.
Feel free to arrange your dressing room with boxes or baskets to store small items (tights, belts, beach business), and with specific storage for shoes, ties or scarves. You will increase the comfort of use of the dressing and the life of the clothes that are kept there.
Transform your attic into a living room, is it possible?
Do you lack space at home and are you willing to do some work to take advantage of the attic space? You can then consider turning your attic into one or more rooms to live.Beware, however, the layout of the attic is regulated and many points are to be checked before embarking on a major renovation: ceiling height, legislation, budget, roof condition and strength of the floor … Do not leave anything to chance before do the work and make sure your loft lends itself to living rooms.
Legislation: Contact your local council to know the local rules that govern the increase in living space. Depending on the size and scope of the work, you will need to file a preliminary declaration or a building permit application. Generally, you must apply for a building permit when you increase your living space by more than 20m2 or you change the appearance of the house, but some PLUs (local urban plan) provide other rules . In a condominium, you must also have the approval of the property syndicate.
Slope height: Below 1.80 m, the crawl space is not habitable. Which means that you can consider using this surface for storage or sleeping, but not as a living space and circulation. Similarly, the ideal slope is 45 ° at least. If it is less than 35 °, you may need to consider raising the roof, and therefore do more work.
Access: If your current attic is only accessible by a miller’s ladder, you will have to build a real staircase. It can be straight if you have the necessary space on the lower floor, or helical (spiral). The latter makes it possible to limit the volume on the ground but it is less practical and inconvenient to mount bulky loads like furniture or equipment to carry out the work.
Light: There are not often windows in the attic, or rarely of sufficient size to properly light the room. You will have to drill openings to provide the necessary lighting inside. It is considered that the glazed area must be at least 1 / 6th of the living area. You can choose between classic windows or roof windows, which you can equip with shutters to prevent overheating in summer. Ideally, prefer several openings to ventilate the room more easily.
Budget: Evaluate or have a professional evaluate the total cost of the attic layout. A damaged roof will have to be replaced, it may be necessary to consolidate the soil and strengthen its structure to support the weight of the facilities, furniture and people; it will also isolate the attic, install a heating system, possibly enhance the roof or partition the space … Do not neglect any aspect before you embark on this project.
Which room to live in my attic?
If you can arrange your attic as you wish, some functions are better than others to the constraints of a space under the roofs.
A room under the roof: You can easily install a guest room in the attic. Such a room does not require much light and can be satisfied with a reduced ceiling height. The bed can even be housed where it does not exceed 1.50m, in the lowest part. In a children’s room, the sub-slope will not be too troublesome, but remember that you will still have to go around (to make the bed, read a story, etc.).
A perched lounge: You can completely recreate a living room in the attic. Take advantage of the lower areas for storage, a sofa or even a low bookcase that will accommodate the books and DVDs of the entire family without cluttering the other rooms. The attic is also the right place to install a playroom or a family room, this relaxation area dedicated to the leisure of the whole family. Well isolated phonically, it can also accommodate a music room.
A quiet office: Enjoy the isolation of the attic to create a workspace! Sitting in front of a computer, a notebook or an easel if you like to paint, you do not need a lot of height. The crawl space can be used to store your work equipment, your office supplies or all the important documents of the house that quickly take up space in a living room.
And even a bathroom! : Building a bathroom in an attic requires major work to install a hydraulic system, a drain, a ventilation adapted … Nevertheless if you start, know that a shower requires a ceiling height of at least 2 m. A bath can be satisfied with a limited height, but you will have to take into account the weight of the full bath that may require strengthening the floor.
